Rental & Additional Information

The property is locally managed by Rhonda Elder Real Estate. Contact Rhonda to confirm availability and for any other information she can help with regarding your plans. We suggest you reserve the home well in advance. Please reference the "Rice Retreat."

Two different rental options are offered; sleeping arrangements and full details are described in The Accommodations Tab:

Base Option: Includes access to the main floor and second story.

Plus Option: Includes access to the main floor, second story, and fully finished walk-out lower level.

Rates

Base Option:

$195 per night / $1,037 weekly during FALL & HOLIDAY SEASON; Minimum 3-night stay (August 16, 2008 through January 3, 2009)
$177 per night / $936 weekly during SPRING SEASON; Minimum 3-night stay (January 4 through June 5, 2009)
$2,107 weekly during SUMMER SEASON; Saturday through Friday night stay (June 6 through August 14, 2009)

Plus Option:

$273 per night / $1,452 weekly during FALL & HOLIDAY SEASON; Minimum 3-night stay (August 16, 2008 through January 3, 2009)
$247 per night / $1,310 weekly during SPRING SEASON; Minimum 3-night stay (January 4 through June 5, 2009)
$3,335 weekly during SUMMER SEASON; Saturday through Friday night stay (June 6 through August 14, 2009)

Reservation Procedure

As soon as the $250 reservation / security deposit is received, your dates of stay will be blocked on the Availability Calendar. After confirming with Rhonda via email or phone the dates you desire are open, payment instructions will be provided. For expediency we suggest you utilize a major credit card or PayPal via direct link in Rhonda’s payment instructions. The deposit will be refunded to you within 5 days of check-out provided there are no damages, missing equipment, excessive cleaning or late check-out. Reservation /security deposit cannot be applied toward the rental balance.

The rental amount plus 9.75% TN sales tax is due 60 days prior to stay payable by personal or corporate check only.

Renter must be 21 years of age
No refunds or rain checks for late arrivals, early departures, weather conditions or unforeseen breakdowns
Approval is required in advance for any additional guests when exceeding maximum occupancy of 12 for the Base Option and 19 for the Plus Option at a cost of $5.00 per night for child under 12 and $10.00 per night for all others. Sales tax will also be added to these additional charges.
No Smoking, No Pets and No Fireworks – Violation of this policy will result in automatic forfeiture of deposit and immediate eviction without refund.

Cancellation Policy

60 days or more prior to stay: In the event cancellation occurs 60 days or more prior to stay, a full refund will be issued for the rental amount plus TN sales tax. The $250 reservation deposit is surrendered to cover administrative and re-marketing expenses.

Less than 60 days prior to stay: In the event cancellation occurs less than 60 days prior to stay, the reservation deposit of $250 is refunded in full. The rental amount and sales tax is NON-refundable. However, if the reserved dates are re-booked, a credit will be issued for the rental amount to be applied toward a future stay in the Fall, Holiday, or Spring seasons only. In the event a credit is issued, the $250 reservation / security deposit will be due upon reservation of the alternate dates.

We encourage guests to carefully consider vacation cancellation insurance to protect against emergencies which can arise and cause plans to be changed. Below are links to three different providers:
